The brochure consists of a single large sheet of paper folded twice, creating a cover with a bird's eye view of New York City and its surroundings below the title "TOTTENVILLE, STATEN ISLAND / SIX GREAT OPPORTUNITIES / OFFERED BY WM. ZIEGLER ESTATE. BY ORDER OF WM. ZIEGLER JR. EXECUTOR." The auctioneer is listed as Bryan L. Kennelly, the agent is J. Curry Watson, and the attorneys are Swan, Moore & Danforth. The auction was to be held at the Real Estate Exchange Salesroom, 14-16 Vesey Street, New York City.
Other pages have photo illustrations and text describing Tottenville and providing a "Synopsis of Terms of Sale." An inscription indicates that the brochure was printed by Polydore Barnes Co. of New York and Jamaica.
When unfolded, the reverse shows a real estate map. It appears torn along one edge at what may have been a fold line, suggesting that portions are now missing. The area as currently represented extends from Raritan Bay past Clermont Avenue and from Loretto Street to Richmond Street.
